If you are looking for more appraisal work, the best place to look is at the appraisal management services that are available through AMC’s. With constantly changing rules and regulations, they offer the best opportunity to help generate more income and keep you from having to abandon you career. There are less appraisers getting into the business than ever before and with so many current appraisers going out of business, it is leaving a large gap for current appraisers to step into.
Appraisal management services have become the bread and butter for almost all independent appraisers. Without using them, appraisers around the nation have discovered the difficulty of even staying in business without their services. Fortunately, they are becoming friendlier to appraisers and their needs.
With the changes the HVCC imposed in the middle of 2009, along with FHA basically following in their footsteps, close to 90% of all appraisals are ordered through appraisal management services, or AMC’s. Many of these companies have been around over 10 years and have established themselves within the lending community. Unfortunately, many appraisers refused to work with them due to the high commission rates they required and their demands of quick turn times.
Since the change to new HVCC regulations, hundreds of new appraisal management services have popped up and have been more “user friendly” to the appraiser. With fair commission splits and more generous turn times, they have forced the older companies to follow suit. This has created a great incentive for appraisers to join the growing number of AMC’s.
In the economic downturn, thousands of appraisers have been forced to close their doors due to lack of work. Some may have tried to get some work from appraisal management services and quit when they had unsatisfactory results.
The needs of each company changes due to two main factors. This is a huge reason why an AMC may bring in lots of work for one appraiser and no work for another.
Change in coverage area
Each AMC covers a certain area, whether a given city or nationwide. These coverage areas change based on need. Large changes occur when they obtain new clients which require an expanded coverage area or when a company loses a client and the coverage area shrinks
Change in appraisers in a given area
In this changing market, with so many appraisers going out of business, the appraisal management services needs are constantly changing. Even if you live in the middle of a large city there are still many openings in dozens of AMC’s. If you need to generate more business, the best advice is to sign up to as many appraisal management services companies as possible. It is worth the time and effort.

It’s nice to not think about all the things that can go wrong while you’re away from home. It’s also not realistic, especially if you have a pet. Sometimes their curiosity can get the best of them and create situations that need to be handled by a professional, not just the kid next door. Professional pet sitting services provide you with knowledgeable, experienced pet sitters ready to take control of any situation your pet may get himself into. The services pet sitters offer vary depending on where you live. The examples shown below are for Pinellas County Florida area but this should give you an idea of what to expect in your area.
What kind of pet emergencies are we talking about here?
Eating or Swallowing Something
This can range from human food that is harmful or toxic to your pet’s digestive system (i.e. chocolate, chicken bones, etc.) to random findings in your garbage (aluminum foil, plastic wrap, etc.) and even larger items that can get lodged in their throats like kids’ toys, ornaments, etc. Having a professional pet sitter can be a valuable, life-saving service.
Chewing on Something
Pets that are bored will find any way to preoccupy themselves and pass the time. They could chew on electrical cords, which may cause a short in the electrical system or even a small fire. A professional pet sitter will know how to hide the cord and make a bone or toy seem more appetizing. The kid next door, even with the best intentions, may just push aside whatever your pet is chewing on and temporarily distract them.
Illness
Your pet may be suffering from indigestion or a stomach flu and cannot help what he or she expels from their body or where it happens. A pet sitter can properly give medication as directed by the vet, clean up the mess, and try to get your pet to eat, drink, and stay active while you’re at work. Sometimes the kid next door doesn’t realize the responsibility you’ve assigned to him or her and may not know exactly how to care for a sick pet, other than making sure they’re still breathing.
Cuts or Blood
Say your pet accidentally knocks a vase, glass sculpture, or even a glass that was left on the counter onto the floor and it shatters in a million pieces. They don’t know that stepping on it will cut their skin and they sure don’t know that ingesting it can tear up their intestines. This can happen with multiple pets where one knocks it down and runs away scared but the other comes over to investigate and sniff around. A pet sitter can intervene and prevent any serious danger. He or she can make sure similar things are put away or secure in where they are.
Broken Bones or Sprains
This is especially possible with a multi-level home, a young pet that likes to climb everything, and even elderly pets with weak joints. A simple task of walking down the stairs or jumping down from the sofa can turn into dangerous situations.
If there are any injuries as a result of your pet’s curiosity, the professional pet sitter will know where the nearest animal hospital is in relation to your home and the quickest route to get your pet there. They may even have a contact there that can assure faster care. They are also pet first aid certified and will be able to provide emergency life support whenever needed. You may trust the kid next door in your home, but would you really trust them with the life of your beloved pet?

For the appraiser that is looking for the appraisal work he or she needs to support his or her family, appraisal management services can provide income. Appraisal management companies, or AMC’s, as they are often referred to, provide the best source of income. This is true especially since the rules and laws have brought about so many changes for the appraising industry. Now, according to law, it is necessary dues and appraising management company for over 90% of the business that deals specifically with appraising.
The good news for appraisers is that there has been a sharp decline in the amount of appraisers coming into the business, and many appraisers leaving due to the decline in finances. This leaves much more room for the appraisers that want to stay in the business to make more money. The easiest way to do this is by going through an appraisal management company. Since the laws have changed, AMC’s have become more friendly, helping appraisers earn an income and providing for their needs.
The new laws, given in 2009 by HVCC, made it necessary for appraisers to deal with appraisal management companies, a group that has traditionally carried a bad reputation. Their demands for high commissions and quick turnaround times had many appraisers running the other way. However, there are many appraisal management companies in good standing, with reputations that have been established over the course of 10 or more years.
Plus, due to the change in laws, many appraisal management service companies have opened their doors, providing services that are helpful to new and experienced appraisers. The newer appraisal management companies now have more generous commissions and greater turn around times. The older companies have had no choice but to change their old policies to stay competitive.
The services offered to appraisers under new laws have opened doors that were not previously there. The services provided to appraisers now can actually help appraisers in accomplishing personal goals by giving them the incentives and income to help them prosper.
For those appraisers that have heard of some doing well with appraisal management companies, while others have not, there are some factors to consider. There is certainly no lack of work right now due to the appraisers that have quit and the new trainees that did not want to meet the newer, more stringent educational requirements. This has led a drop in the available appraisers able to do work. But with appraisal management companies, there are factors to consider, such as the specific coverage areas that these companies service. These areas can grow or shrink with the number of clients an appraisal company has. Keeping that in mind, it depends on how many clients a company has in one area as to how many appraisers they will need.
The best option of any appraiser in any area is to sign up with several AMC’s at one time. This can be done online, or in person. When an appraiser signs up with more than one company at one time, he or she gives himself or herself the option of different business opportunities for multiple sources. These companies, although a negative source of help in the past, have become the principle support for many appraisers. They now offer positive income opportunities, with more friendly terms to work with.
